New Jersey ANCHOR 2026: November 2 Deadline and How to Apply

Flat illustration of a New Jersey home, rental keys, application checklist and calendar

New Jersey's 2025 ANCHOR application deadline is November 2, 2026. Before filing, check whether the state already filed for you. Senior homeowners and homeowners collecting Social Security Disability or Railroad Retirement Disability benefits must file the combined PAS-1 themselves.

Official information checked October 18, 2026.

Quick Summary

This round uses 2025 residency, income and age. Homeowners have a $250,000 New Jersey gross income ceiling; renters have a $150,000 ceiling. Most eligible renters of all ages and eligible homeowners under 65 without the listed disability benefits were included in automatic filings. November 2 is the application deadline, while the September 15 deadline to change an automatic filing has already passed.

Check automatic filing first

The official ANCHOR announcement says confirmation letters for automatic filings were sent August 10, 2026. Review your letter and the state's property tax relief status tool before submitting another application. If no confirmation letter arrived and you are eligible, the state allows you to file yourself.

Senior homeowners and homeowners receiving the listed disability benefits are not automatically filed through PAS-1. Renters are a different case: the state says it filed for most eligible renters, including those age 65 and older and those receiving the listed disability benefits. Do not assume that every senior renter needs a duplicate application.

PAS-1: what is different from the standard ANCHOR route?

New Jersey's Property Tax Relief FAQ directs senior homeowners and residents collecting the specified disability benefits to the combined application online or Form PAS-1 by mail. The combined form covers property tax relief programs, with eligibility determined separately; filing it does not guarantee every benefit.

  • No old ANCHOR ID/PIN: the state no longer requires these numbers for filing. Online verification uses ID.me.
  • Income: the PAS-1 FAQ says to include all income received in the application year, even if it is not taxable in New Jersey or shown on NJ-1040. Follow the PAS-1 income instructions rather than treating the ANCHOR line-29 income figure as the complete combined-form calculation.
  • Attachments: the FAQ says no proof of income is required with PAS-1; the Division will send a letter if it has questions. It also says Senior Freeze recipients do not have to include proof of property taxes paid.
  • Property figures: the combined form asks for property taxes billed. An established Senior Freeze base year is printed on line 14 for homeowners. Use the applicable instructions for mobile-home site fees.

These attachment rules do not mean you can omit accurate figures. Have the records needed to complete the application and answer any later request.

Income limits and ANCHOR amounts

Under the current filing guidance, ANCHOR income eligibility uses New Jersey gross income, line 29 of NJ-1040. The benefit calculation page lists:

  • Homeowners with 2025 income of $150,000 or less: $1,500.
  • Homeowners with income from $150,001 to $250,000: $1,000.
  • Eligible renters age 64 or younger in 2025: $450.
  • Eligible renters age 65 or older by December 31, 2025: $700.

Property tax credit rules can affect the final payment. Homeowners' total property tax relief cannot exceed property taxes paid on the main home for that year. Eligibility also depends on the property and residency rules; the income ceiling alone is not an approval.

Prepare and submit before November 2

  1. Check your confirmation letter and current filing status.
  2. Use the official ANCHOR page to reach the state Property Tax Relief application. Follow the correct standard or PAS-1 route for your household.
  3. Have your 2025 NJ-1040 and relevant income records ready. Homeowner filing guidance lists the county/municipality code, block/lot/qualifier and property tax figures as information you may need.
  4. For a paper application, use the current official forms and instructions for the applicable form. Keep a copy and proof of submission.
  5. Use the official status tool after filing. Respond to any Division request; a submitted application is not a payment approval.

Payment method and timing

The state describes ANCHOR payments as rolling from September 15, usually within 90 days of filing. That is not an individual guaranteed payment date. Paper filers have a paper-check option only; online applicants can select a paper check or direct deposit.
